Apply for a property valuation
You want to sell a developed or undeveloped property or have the market value of a property determined for other reasons (e.g. inheritance division, taking out a loan). Expert reports are prepared for this purpose, which generally determine the market value for the following properties:
- developed land including buildings
- undeveloped land
- undeveloped or developed parts of land
- rights equivalent to real property (e.g. heritable building rights)
- Freehold flats
In Baden-Württemberg, market value appraisals are carried out by the expert committees set up by the municipalities. Independent experts can also determine market values.

Prerequisite
An application is required for the expert committee to issue an expert opinion. An application may be submitted by
- Owners or equivalent authorised persons
- equivalent authorised parties (e.g. heritable building rights)
- Holders of other rights to the property
- Persons entitled to a compulsory portion (next of kin)
- Courts and judicial authorities
Note: Prospective buyers are not eligible to apply.
Procedure
You can apply for a property valuation at the office of the expert committee. You must state your authorisation in your application. State which property or which right to which property you would like to have valued.
Some expert committees offer a separate application form for this purpose.
You will receive the report in writing.
Unless otherwise specified or agreed, the appraisals of the expert committees are not binding.

The fees incurred are based on the value determined by the expert opinion and are calculated on the basis of the Municipal Fees Act in accordance with the respective administrative fee statutes of the city/municipality.
